Question:

What are inexpensive options to shoring the banks of a creek? This creek is their property line and is eroding at the bend? The back neighbors are encouraging the creek to move by putting sod and rocks on the curve on their side further increasing the erosion on my side. Are cement blocks an option? Who would be the best person to check this out and what are the possible outcomes? I am very afraid of what may happen. They are seriously considering selling the house, although this may not be possible, (a proper home inspection may find many problems) or worse, walking away.

Answer:

First things first. There are laws against changing the natural course of running water and sod and rock will end up doing just that. Your might check with the local building authority before riding much farther down this path because they may not have to pay the fair. When you try to sell, there may also be such a thing as a "Statement of disclosures" to deal with.
