My wife and recently moved into our newly constructed home in Greely (ON)last February and we've just discovered a few cracks in the foundation wall. The cracks start at the top of the foundation and end about a foot above the basement floor. The size of each crack is about 1/16" at the top and reduces to a mere hairline fracture at the bottom. Now, during a rainfall, water is coming in and creating a small puddle on the floor. The builder is sending over his foundation guys to check it out next week to suggest a fix. Since the builder and I have not been on good terms, before they come out, I'd like to be armed with some information as to what would be an acceptable remedy for these types of cracks. I've heard of a variety of ways to fix them but have no idea what I should expect for a house this young. Also, should I be expecting more cracks next year and should I be worried about the ones I'm seeing now. My wife nearly fainted when she saw these ones!
Answer:
Take some photos with a measuring tape across the cracks and expect them to come in with epoxy glue to inject into the cracks to repair them. You have to have this recorded and both dates and methods archived because, yes in the future you may get more cracks and without a paper trail, you may have trouble getting these folks back to fix them. Whoever does the work will probably not be employed directly by the builder so you'll want some documentation from them.
