Question:

We bought this house in June . we put a new roof with a ridge vent on it , we put in new entrance , front and back . In the last week we have noticed some hair line fractures in the ceiling and on the outside wall around the windows . The windows are the old slider type . The
house is a back split but not an Alberta back splite ,(they tell us an Albert back splite is on the side , our's is on the back ) The house is 30 years old The hair line fractures are only in the master bedroom and rec room which are in the back .HELP!

I'm wondering when the house was painted last. When I do pre-purchase inspections, one of the things I'm very suspicicious of is new paint. In a 30-yr-old house with sliding windows, the cracks you speak of show up quite a bit but when most people repair them, they don't put joint tape over the crack - just joint compound and then the cracks come back witht he change of seasons. The ceiling cracks could have a lot to do with a lack of continuous vapour barrier under the insulation. Thirty years ago, we were just in the process of changing insulation with VB attached to VB as a separate 6mm poly added. The old stuff was bad for lack of VB continuity. You should verify what you situation is and address it from there. The only other thing that can cause cracks is movement. After 30 years? I wonder.
