I purchased a home 2 1/2 years ago. It was inspected by a house inspector recommend by their lawyer. There are a series of cracks in the block foundation, that were deemed to be minor in nature requiring only caulking to repair, cost $100. Many of the inspector's recommendations were understated or inaccurate. Upon closer inspection, the cracks are right through the block. There have been many problems with this home (a nightmare or money pit), a possible major foundation repair or risk of condemning the home are a few of the remarks regarding this. Is there any way getting this checked out by a more qualified person without the risk of condemning the home?
Answer:
After two and a half years I don't know that you'll have much of a chance getting the inspector to come good for the cost of repairs but I would certainly suggest you try. There are all kinds of qualified people in your community who can check the thing out for you and there isn't much of a chance of getting the house condemned. About the most drastic thing I can think of is you having to have the foundation walls excavated all the way around, repairs done, new drainage tile installed, new gravel and then back filled again. But $100.00 will not go far on that trip; you'll start at roughly $5K.
