Question:

i am getting some brown seepage at the base of my toilet. i think i need to change the wax ring. if this is it than how to i do it. are wax rings a standard size? what should i look for when buying one. if this is not the problem what could it be? i have never done this before so go into detail. i also have an odour comming from my ceiling fan in the bathroom. i went up to the attic and changed the venting hose. i found the flap on the fan was closed so i opened it. we are still getting the odour but not as bad. also ren where can i hear your program on the net now that you are no longer on the radio in halifax.

Answer:

The wax ring appears to be the culprit here and to change it, shut the water off to the toilet, drain and remove the bowl and set it on a sheet of newspaper so you can turn it over and scrape off the old wax. Now you can install the new wax ring (they're all the same size) and then set the toilet back on the flange so you can put the nuts back on. When tightening them down, tighten each a turn and then do the the other until the toilet is stable; don't try tightening one right down before going to the other.

The bath fan will probably smell for a short time now that you have it fixed.
