Question:

You have provided me with sound advice in the past and I find myself in a position to seek your assistance again. I live in 1.5 yr. old home. At various times after a heavy rainfall there has been water seepage in the northern most corner of our basement. It is a poured foundation and the house is a factory built home which was delivered to our foundation in August of 2002. What can be the cause of the water in basement? The area where we live is in a former sand pit. The water table is fairly high though our well is drilled to 127 feet. Should I pull off the vapour barrier and remove the insulation to try to find the entry point for the H2O? Any thoughts?

Answer:

My first thoughts remind me that in Ontario, as far as I know, foundation masonry is the builder's responsibility for the first five years and that a letter from your lawyer to your builder might be in order. You might still have to pull off the wall liner, insulation and vapour barrier to pin-point where the water is coming in and take a lot of photos in the process.
