Question:

The outside of our house is bricked. At the bottowm course, there is vent openings between bricks at a consistent distance between each one. On one side of our house we have a garden which is up agains the basement of the house. We do of course water the garden and some water gets in the vent openings and creates moisture in the basement wall below inside the house. That part of the house is not drywalled yet, so you can see the moinsture on the inside of the vapour barrier. I tookd the insulation out and checked and this is the cause of the problem for sure. Is there anything I can do to stop this? Can I seal up about 4 of these vent areas with cement? If I did this, would it create a problem for the brick above it?

Answer:

Not only will that create a problem in the brick above your patches, it would eventually create a major problem also for the bottom row of bricks. There is a reason for siding having to be at least six inches higher than grade.
